Welcome to The Studio at 490 Ltd.
Our aim is to provide a calm, thoughtfully curated environment where people come to create, work, collaborate and grow. To ensure every guest enjoys the same high-quality experience, we ask that all visitors respect the following Terms and Conditions of Use.
By making a booking, you confirm that you have read, understood and agreed to these Terms and Conditions of Use and agree to be bound by them.
These Terms and Conditions of Use relate to all bookings made for, and services provided by, The Studio at 490 Ltd. and do not affect your statutory rights.
1. Eligibility
The person making the booking must be aged 18 years or over.
No persons under the age of 18 are permitted within the studio unless expressly agreed in writing to The Studio at 490 Ltd. before the booking, and are accompanied by a responsible adult at all times.
2. Studio Capacity
For safety and comfort, the maximum occupancy is:
8 guests seated
15 guests standing
These limits must not be exceeded at any time.
3. Booking and Payment
All bookings must be made in advance and are only deemed confirmed once full payment is received by The Studio at 490 Ltd. and booking confirmation is sent to the person making the booking.
Your booking includes:
Arrival
Setting up
Creation or event time
Packing away
Cleaning
Vacating the premises
Please leave promptly at the end of your booking.
Additional time will be charged at the hourly rate of £70.00.
All bookings must be paid in full at the time of booking.
4. Cancellations, Rescheduling, No-Shows & Late Arrival
Cancellation
Cancellations made more than 7 days before the booking start time are eligible for a 100% refund of the booking fee.
Cancellations made more than 48 hours before, but less than 7 days of the booking time, are eligible for a 50% refund.
Cancellations made within 48 hours of the booking time are non-refundable.
Any refunds due will be processed via the original payment method within 72 hours of the notification of cancellation.
Rescheduling
Bookings may be rescheduled without charge where at least 48 hours' notice is given and subject to studio availability.
Requests made within 48 hours of the booking cannot be guaranteed and may be treated as a cancellation.
Rescheduling requests are subject to availability and are not guaranteed.
No-Shows
Any failure to attend a booking at The Studio at 490 Ltd. without prior notice, will not be eligible for a refund.
Late Arrival
Any late arrival does not extend time at The Studio at 490 Ltd.
Late arrivals will not be refunded any, or part of the booking, to reflect the actual time spent at The Studio at 490 Ltd.
Studio Cancellations
If The studio at 490 Ltd. is unable to fulfil a booking due to unforeseen circumstances for reasons beyond its control, then a full refund will be issued via the original payment method within 72 hours of notice of cancellation.
The Studio at 490 Ltd. aims to give as much notice to the named person on the booking, as is reasonably practicable.
5. Liability
The person making the booking accepts full responsibility for:
Their own conduct.
The conduct of all guests attending.
Any damage caused during the booking period.
Ensuring the doors at The Studio at 490 Ltd. are secured and locked on leaving the premises, and for posting the key at the end of the booking time.
The Studio at 490 Ltd. accepts no responsibility for:
Personal belongings.
Cameras, laptops or other equipment.
Loss, theft or damage to personal or professional property except where required by law.
6. Respecting the Space
The Studio at 490 Ltd. has been thoughtfully curated to provide a premium environment for everyone who visits.
We kindly ask that all guests:
Treat the studio, furnishings, equipment and styling pieces with care.
Leave the space clean and tidy.
Return all furniture, props and accessories to their original locations.
Dispose of all rubbish before leaving.
Report any accidental damage immediately.
7. Furniture & Styling
To protect the studio:
Furniture must never be dragged across the floor.
Furniture should always be lifted when being repositioned.
Styling accessories should be handled carefully and returned to their original location.
No fixings, nails, screws, adhesive hooks, Blu Tack, tape or similar materials may be attached to walls, ceilings, furniture or fixtures without prior written approval.
Any damage caused during your booking may be charged accordingly.
8. Upkeep, Damages & Supplemental Fees
To maintain the premium environment our guests expect, The Studio at 490 Ltd. is meticulously reviewed before and after every visit.
The individual responsible for the booking assumes all liability for the space's condition and the actions of their attendees throughout the duration of the hire.
Cleaning Fees
We kindly request that the studio be returned in the same pristine state in which it was received.
Should the premises require additional attention to meet our standards, the following charges may be applied:
General restorative cleaning (covering minor untidiness, residual rubbish, or displaced furniture/accessories): £50
Intensive cleaning (required for spills, upholstery marks, cosmetics or excessive waste): £100–£200
External professional services: Invoiced at the vendor's direct rate plus a £50 handling fee.
Loss & Structural Damage
Every piece within our curated collection is vital to the studio experience. While we acknowledge that accidents occur, the client remains responsible for any damage or loss sustained during their booking.
In instances where restoration or replacement is necessary, costs will be allocated as follows:
Minor repairs (including scuffing, surface abrasions, or light remedial work): £75
Significant damage (covering broken props, furniture defects, or deep staining): £100–£500
Critical damage (irreversible harm to the building, equipment, or fixtures): The total cost of professional reinstatement.
The Studio at 490 Ltd. retains the right to recover all reasonable expenses linked to the procurement and installation of replacement items.
Any property belonging to the studio that is lost or stolen will be billed at current market replacement value.
Unreturned or misplaced keys will result in a £75 fee to manage security updates and administrative overhead.
Following any instance of damage or excessive mess, we will provide written notification and supporting documentation. Outstanding balances must be settled within 7 days of the invoice date.
9. Alcohol, Smoking & Illegal Substances
To maintain a safe and welcoming environment:
No alcohol may be brought into or consumed within The Studio at 490 Ltd. unless prior written permission has been granted.
Smoking and vaping are strictly prohibited anywhere inside and outside the building.
Illegal drugs or illegal substances are strictly prohibited.
Any breach of this policy may result in the booking being terminated immediately without refund.
10. Behaviour & Conduct
The Studio at 490 Ltd. is intended to be a respectful and professional environment.
The following are not permitted:
Explicit, pornographic or sexually explicit photography, filming or activity.
Illegal or unlawful activity.
Abusive, threatening, intimidating or discriminatory behaviour.
Any activity likely to cause damage to the studio or discomfort to neighbouring properties.
The Studio reserves the right to end any booking immediately if behaviour is considered unsafe or inappropriate.
The booking person and their guests are required to follow any instruction provided by The Studio at 490 Ltd. at all times. This is for the safety of all who are using The Studio at 490 Ltd.
11. Candles, Flames & Hazardous Materials
For safety reasons:
Lit candles are not permitted.
Open flames are strictly prohibited.
Smoke machines, dry ice, confetti, glitter, fireworks or similar special effects are not permitted.
12. Pets
Pets are not permitted within The Studio at 490 Ltd.
Registered assistance dogs are welcome.
13. Noise
The Studio at 490 Ltd. is located close to residential properties.
Please respect our neighbours by:
Keeping noise to a reasonable level at all times.
Playing no loud music, and no music at a reasonable level before 8:00am or after 8:00pm.
Leaving the premises quietly.
Failure to respect neighbouring properties may result in future bookings being declined.
14. Food & Drink
Light refreshments are welcome in The Studio at 490 Ltd.
Care is to be taken with refreshments around the furniture, props and sets.
Please ensure all food waste is removed before leaving.
Any spillages should be cleaned immediately and the studio left in the condition in which it was found.
15. Parking
On-street parking is available nearby.
Vehicles are parked entirely at the owner's risk.
The Studio at 490 Ltd. accepts no responsibility for theft, damage or loss relating to parked vehicles.
16. Photography & Marketing
The Studio at 490 Ltd. may occasionally photograph the space for promotional purposes.
No client work or attendees will ever be photographed or shared without prior consent.
Clients are welcome to create commercial or personal content within the studio, provided it complies with these Terms of Use.
17. Changes to the Studio
As a working creative space, furniture, artwork, styling and seasonal décor may change from time to time.
While every effort is made to maintain the aesthetic shown on our website and social media, The Studio at 490 Ltd. reserves the right to make changes without prior notice.
18. Right to Refuse Entry
The Studio at 490 Ltd. reserves the right to refuse entry, or terminate any booking where:
These Terms of Use have been breached.
Guests behave in an unsafe or inappropriate manner.
The booking is used for purposes not disclosed at the time of booking.
Activities are likely to damage the premises or disturb neighbouring properties.
No refund will be payable where a booking is terminated due to a breach of these Terms.
19. Acceptance
By completing your booking, you confirm that you have read, understood and agree to these The Studio at 490 Ltd. Terms and Conditions of Use.
